Do you work with home warranty companies?

Yes.

Home warranty companies usually have their own vetted HVAC companies they work with. I do not have any affiliations with any home warranty companies at the time of this of this writing.

These companies agree to some general set pricing for repairs and replacements. If you want, you can (and in my opinion should) request to put those repair allocations toward your preferred company. This often takes some “convincing” on your part but is possible in most cases if you advocate. From my experience, home warranty companies will provide you with band-aids, while a quality HVAC company wants to provide a more comprehensive (and yes, that usually translates to more money) solution.

What do I do if I have hot or cold spots in my house?

  1. Turn your fan from Auto to On. This will ensure supplies and returns are moving air even when the thermostat is satisfied with temperature. This has the added benefit of moving air through your filter.

  2. Make sure all of your dampers are open and ALL registers are open, uncovered, and unobstructed. With a piece of bathroom tissue, go around to all open supply registers and make sure there is at least some air movement. If no air movement, double check the damper on that supply run. Dampening supply runs that terminate nearer the furnace or air handler can help in some scenarios.

  3. Invest in a variable-speed furnace or blower motor with modulating gas valve. This can even out temperatures throughout a home by creating more consistent air flow with more even temperatures overall.

  4. Install an in-duct booster fan. Sometimes these work, sometimes they don’t. Often, even temperatures come from adequate return air and this does not address that issue.

  5. Have your ducts sealed. It’s estimated that 20-30 percent of the air we condition does not make it to its intended endpoint. Sealing your ductwork with tape, mastic, or a product like Aeroseal are all considerations for this issue.
